www.shahalamresidences.com is owned and managed by Chiang Yoke Heng, an authorised marketing referrer for Nexsgen Realty Sdn Bhd (E(1)1914), a licensed Malaysian real estate agency. It is a marketing and referral website.
It is not the official website of any property developer, and it is not affiliated with, endorsed by, sponsored by or operated by Setia Awan Group, Mori Park Sdn Bhd, OSK Property Holdings Berhad, Serta Usaha Sdn Bhd or Kerjaya Prospek Property Berhad.
2. Trademarks and project names
Astrum Shah Alam, Sena Residences, BAYU @ Mori Park, TAMU @ Mori Park, Mori Park and Viera 15 Residence, together with all associated names, logos and marks, are the property of their respective owners. They are used on this site solely to identify the developments being marketed, under the referral arrangement described in section 6 below. Images, renders, floor plans and site plans reproduced here are the developers' own marketing material and remain their property.
3. Information is indicative
Everything published here — unit counts, floor areas, bedroom and bathroom counts, layouts, facility lists, level allocations, tenure, licence and permit numbers, distances, travel times, completion dates, prices and specifications — is indicative only. It has been compiled from the developers' own published marketing materials and from other public sources.
All of it remains subject to change by the respective developers, their consultants and the relevant authorities, at any time and without prior notice. Where a developer's own materials disagree with each other, that has been noted on the project page rather than resolved silently.
4. Images are artist's impressions
Renders, perspectives and interior visuals on this site are conceptual artist's impressions produced for marketing. They do not depict completed buildings, and furniture, fittings, finishes, landscaping and decoration shown in them are not included in a purchase unless the Sale and Purchase Agreement says so. Maps and connectivity diagrams are not to scale and are simplified; travel times are estimates that depend on traffic.
5. No offer, no contract, no advice
Nothing on this website constitutes an offer, an invitation to treat, a representation, a warranty, a contract or any part of one. Nothing here should be relied on as financial, legal, taxation or investment advice.
The definitive plan, area and specification for any unit are those attached to the Sale and Purchase Agreement for that unit. Buyers must verify all particulars directly with the developer and take their own independent professional advice before committing to a purchase. Development particulars can also be checked on the Ministry of Housing and Local Government's portal at teduh.kpkt.gov.my.
6. How enquiries are handled
Enquiries made through this website are referred to licensed real estate negotiators at Nexsgen Realty Sdn Bhd (E(1)1914), who assist with the official booking and purchase process with the developer. The booking is made with the developer at the developer's own published price.
No fee of any kind is charged to buyers for this referral service.
7. Prices are not published here
This site deliberately does not publish unit prices. Prices move between phases and releases, and a stale figure in writing is worse than no figure at all. Current pricing is sent on request, and is itself indicative until confirmed by the developer in the booking documents.
