A plain account of the arrangement behind these five project pages
The short version
My name is Chiang Yoke Heng. I am an authorised marketing referrer for Nexsgen Realty Sdn Bhd (E(1)1914), a real estate agency licensed by the Board of Valuers, Appraisers, Estate Agents and Property Managers Malaysia. I am not a property developer, I do not own any of the developments on this site, and I do not sell property directly.
This website exists because I handle these five Shah Alam launches day to day and kept being asked the same twenty questions. Everything on the project pages is compiled from the developers' own published material so that a buyer can do most of the homework before anybody picks up a phone.
What happens when you enquire
You send a message. I answer it — the current price list, the plans, what is genuinely left. If you decide to proceed, your booking is handled by a licensed real estate negotiator at Nexsgen Realty Sdn Bhd, who takes you through the booking form, the developer's sales process and the Sale and Purchase Agreement.
The booking is made with the developer, at the developer's own published price. Going through me does not raise it and does not lower it.
What it costs you
Nothing. No fee, no commission, no administrative charge, at any point in the process. The referral arrangement is remunerated by the agency out of the developer's own marketing budget, which is how new-launch marketing in Malaysia normally works.

Why the figures are always marked indicative
Because they are. Unit counts, sizes, facility lists and completion dates all change between a launch brochure and a completed building, and the only document that binds anybody is the Sale and Purchase Agreement. Where I have found two different numbers for the same thing in a developer's own material — which happens more than you would expect — I have said so on the page rather than quietly picking one.
